“Property Brothers” stars Drew and Jonathan Scott are accomplished in home design, but the oh-so-popular modern farmhouse fad? That’s not really their thing.
Nonetheless, in “Blending Vibes,” the latest episode of their HGTV show, the Scott brothers try an unusual spin on modern farmhouse.
It’s all to please Las Vegas couple Karina and Sam, who have had a baby and are quickly outgrowing their two-bedroom condo. Plus, the location, just a block from the Strip, makes for noisy evenings.
“It’s definitely cool and modern for a younger couple,” Karina says of the home, “but I think we’re kind of past that stage now that we have this little one.”
Here’s how the brothers satisfy their latest clients, and some take-home tips from this renovation, which highlights their ability to put a signature twist on a well-known style
Want a new take on modern farmhouse? Try shiplap on the ceiling
Shiplap has gotten incredibly popular over the past few years, thanks to former fellow HGTV star Joanna Gaines, but it’s starting to feel overused. So in order to make the shiplap in Sam and Karina’s house feel fresh, the Scotts decide to put it not on the walls, but on a far more surprising surface: the ceiling.
As Jonathan explains, the shiplap above will “give it a comfy farmhouse feel” without turning the house into a cliche.
And thankfully, the new homeowners love it.
“Those look beautiful,” Karina says when the job is finished.
A wine room adds instant sophistication
If there’s only one thing Sam wants in his new house, it’s a wine room. He explains to Drew and Jonathan that he used to live in France and loved how so many houses had a special place to store their wine.
Happy to oblige, the Scotts build a large, walk-in wine room with temperature controls and a cheese and meat station—all with a gorgeous rustic look and a ton of storage.
“This is the largest wine room I have ever built,” Jonathan says as Sam and Karina admire the space. “You could stock an entire liquor store in there.”
Of course, Sam loves it, saying simply, “This is incredible.”
Make the best of a load-bearing pole
Sam and Karina want a home with an open floor plan, so they’re disappointed when Jonathan breaks the news that one pole in the middle of the living room is load-bearing. Jonathan proposes that they hide the pole by putting some cabinets in the spot, but the homeowners still aren’t thrilled with the idea.
“Storage is not a bad thing,” Sam says, weighing the pros and cons. However, “losing the open concept is disappointing.”
Jonathan assures the couple that the space will still feel open, so they decide to take the risk and let Jonathan install some cabinets. By the time Jonathan is finished, it’s impossible to tell that the space was ever a compromise. The cabinets look great, they don’t block off the layout, and they provide some much-needed storage.
Switch it up with a live-edge wood waterfall countertop
Originally, Jonathan plans to give Karina and Sam a stylish kitchen with white cabinets and quartz countertops. The countertops, he explains, will brighten the space and will require little maintenance.
But Karina has other ideas. She’s afraid the kitchen will be too white if they stick with Jonathan’s design, so she asks about adding a live-edge wood waterfall on the island.
Jonathan warns that a wood waterfall countertop could add to the budget, but Karina doesn’t care. And once it’s installed, it’s clearly worth the price. The wood countertop is gorgeous, with a color that warms the kitchen and makes the island pop.
Get an indoor-outdoor feeling with folding glass doors
One of the highlights of Karina and Sam’s house is the large, folding glass doors to the yard: When closed, they brighten the room with a lot of natural light. When open, they give the living room an amazing indoor-outdoor flow.
Once the house is finished, Sam and Karina are overjoyed with this feature.
“I can’t get over the door and how nice it looks,” Sam says.
For a retro look, orange isn’t a bad pick
The couple want their home to have a hint of midcentury modern style, so it’s no surprise when Jonathan considers recycling an orange banquette for the kitchen. The banquette is stylish and provides lots of seating, but Karina and Sam aren’t so sure about the color: It’s orange and a little worn down. But Jonathan says it would be easy to reupholster.
In the end, the pair decide that the orange color is perfect for their retro kitchen and they keep the banquette as is. The colorful seating adds a lot of personality to the room and gives the home some vintage charm.
So, do the Scott brothers deliver?
They manage to shave $5,000 off the list price of this home at the beginning, buying it at $565,000 from a list price of $570,000. However, they spend slightly more than they expected on the renovation, coming in at $183,000 instead of $180,000 as estimated.
In the end, they finish the house at just under their total budget of $750,000—and Karina and Sam are thrilled with the results.
As Sam and Karina explore their finished home, they’re stunned.
“It’s better than I ever expected—it’s incredible,” Sam says.
Karina agrees, saying, “This is perfect.”
